Wood Floor Cleaning

Furniture is moved out of the way and the floors are thoroughly vacuumed. A specialty cleaning machine with a soft rotating brush is used to gently scrub wood floors while misting out a mild cleaning solution, which is then extracted right back up into the machine, ensuring the moisture is not absorbed by the wood. This will remove most oils, grease, dirt, and build up of other cleaning products used in the past. After the cleaning step, a rotary floor machine with a soft cotton bonnet is used to buff the floors, leaving them smooth and residue free. Liquid Refinish with No Sanding

This process can restore the luster to hardwood floors in three easy steps. The entire process can be completed in just one day; this means that property owners can regain full use of their homes and enjoy the benefits of beautifully refinished hardwood flooring in less than 24 hours. This process is perfect for older solid wood floors with traditional polyurethane floor coatings.

Abrasion of the Topcoat

During the first step of the process, a chemical formula is applied to the surface of the hardwood floors. The solution is allowed to dwell and abrade the old topcoat for about 15 to 30 minutes.

The benefit of this method is that no messy sanding is required to remove the topcoat; traditional refinishing methods create a lot of dust that remains in the air for several hours before settling onto furniture, windowsills, baseboards, and other surfaces.

Top Scrubbing

Once the chemical solution has penetrated and disintegrated the topcoat, the floors are smoothed with a medium-grade buffing pad that is attached to a low-speed (175 rpm) buffer. Scrubbing the floors removes minor scratches, ground in soils, and cleaning solution build-ups.

In traditional refinishing methods, technicians use a high-speed sander that is more difficult to handle, and may damage hardwood floors by creating pits or removing too much of the surface layer if the technician is inexperienced.

Putty Repair

After the floors have been scrubbed and rinsed, the floors are assessed so any minor to moderate scratches can be identified and repaired. A putty material is used to fill in any deep grooves or pits in the floors.

Application of the Topcoat

The final step of the hardwood floors refinishing process is the application of a catalyzed, urethane topcoat. This will make any repairs appear almost invisible to the eye. Two coats are applied to the floors, with each coat taking about 30 minutes to apply and 75 minutes to dry. This process makes the topcoat far more durable (the finish is expected to last about three to five years) than other conventional topcoats, and less likely to yellow as it ages.
